
Electronic conveyancing is the transfer of rights over property by electronic means. The system allows the electronic settlement of property transactions, electronic registration of title to property, and electronic payment of stamp duties and taxes incidental to the transfer.
This movement towards electronic conveyancing is intended to promote efficiency by automating the transactions and minimising the physical handling of paper documents. Here, the Registrar of the Land Registry can receive legal instruments electronically and register them with the same effect as having received a paper instrument in a manual registration.
It must however be noted that the electronic conveyancing system is not accessible to the general public. Due to inherent security measures, only registered subscribers, such as solicitors, conveyancers or lenders, can access the system for their clients.
