Your preliminary advice may be verbal or written depending on your requirements. Payment is due on the day of the advice is given.
Please note that should you wish to have in depth written advice, and/or request our office to negotiate terms on your behalf relating to the sale documentation, we may not be able to provide you with instantaneous on-the-day advice, and you may be liable for further costs.
Should you choose McClure Law to act on your behalf and prepare the necessary documentation for the full conveyance of the purchase of the property, we may require further information from you or the Vendor and we may need to update you with further advice or the advice that we have previously provided you with may become irrelevant. Additional fees apply for our office to conduct the Conveyancing.

Fixtures are included in the sale; they are more or less permanently fixed to the land, and would affect the property if removed, for example: pool filters, satellite TV dishes and antennas, carpeting, blinds, built-in BBQ, built-in dishwasher.
Chattels are generally not included in the sale unless listed, are easily moveable and therefore, not permanent. Standard inclusions are fridges, washing machines, dryers, ride-on lawn-mowers, free-standing BBQ.
This insurance can be purchased at the time purchasing the property. The insurance will cover you, as the new home owner, for any unknown and some known risks at the time of purchasing your property and lasts for the period that you are the owner. Things may include boundary disputes, illegal building works and breaches of covenants. Generally through purchasing the property most risks will be eliminated from due diligence.
